Edmund had helped us with two house purchase: one recently from earlier 2019, and another back in 2011. We are very happy with his service. Edmund has been very professional and helpful throughout the process. With our first house purchase, we were very picky and careful since it was our very first house. Edmund had visited over 100 houses with us. Eventually Edmund helped us find our dream house, and we had lived in the house for about 8 years so far.

Fast forward to 2019, Edmund had helped us find a new house. We are very happy about the process as well. As usual, Edmund has been very helpful. What I really appreciate about him is that his unbiased and profession opinion if he is not very happy about the house. Very often, both my wife and I were hotheaded about a house, and Edmund would point out some potential problems, and then we found we tend to agree with him. The fact that he always has the best interest of his customer in heart, instead of pushing for a quick deal, has really been the reason we came back to Edmund and asked him to help us with buying our second home.

I could not have imagined a better realtor. Edmund is as good as it gets: meticulous, honest, personable, hardworking, and really goes above and beyond. Not only is he excellent at his job, Edmund is just a really great person overall.

I met Edmund through my friend's referral, and right off the bat, I knew he was trustworthy. As first time homebuyers, he set up a few intro calls and meetings with us, over the span of several hours total, to explain everything we ever wanted and needed to know about the entire house-buying process. No other agent would've bothered to do this.

Throughout the house hunting process, Edmund held our hand, so to speak, through every step of the way. He patiently and tirelessly answered all of our questions in detail and was extremely responsive to emails and texts. I know he's super busy but he treated us like we were VIPs, regardless of the price of the homes we were interested in. Unlike other agents, Edmund is never pushy or impatient, and never rushed us into making an offer (quite the opposite, actually). He is as honest with you as he would be with a family member.

Edmund really shines above the rest when it comes to being meticulous and detail-oriented, and this is such an important trait for an agent. While house hunting, he would point out all problem he sees, big or small, even stuff that most people would not notice, to make sure we've considered all options, weighed the pros and cons, and arrived at the best, most-informed decision. In the offer process, he poured over the lengthy disclosures and went through every line item with us to make sure we thoroughly understood. We've made three offers (the last one was finally accepted). A couple of times we made last-minute offers, and Edmund would work past midnight to ensure we get our offer in, even in a situation where we had little chance of winning.

Edmund is someone trustworthy who does all of the hard work for you - the epitome of what a superb agent should be. We could not have bought a house with this much confidence and ease without Edmund's help. He also went the extra mile for us, such as setting up roof and chimney inspections for us and writing us a list of minor repairs we should consider in the near future. I can already safely say that I will be working with Edmund again when we sell our house or buy another property.

As a bonus, Edmund is very well-connected and knowledgeable about all matters related to buying a home. For example, he introduced us to a terrific lender who got us a super low rate and closed for us in less than 30 days. He also introduced us to a great contractor who's just as honest and hardworking as he is (and affordable too).

Edmund is the best out there - and it only just happens he does realty. He is very hands-on, extremely knowledgeable and detailed in every aspect, and is very willing to share his experience - and even thought processes - to help us with our new home. We would not have gotten our home without Edmund's guidance. All his referrals for key people to make this transaction happen we're spot on, this also could not have happened so smoothly without his network of people of similar caliber. He is very patient and genuine in his thoughts and feedback to us, as he clearly wants the best for us. He and Serena's guidance to us is as if he were buying his own home, what we should consider and look for. Edmund's help and support extends even beyond the sale of the house, as he is very open to tips on permits, remodeling, and general house questions. I highly recommend to anyone out there who is looking for a house but have yet to buy one, to please have him as your trusted agent.

This review is loooong overdue that I don't know where to begin! We were so blessed to have Edmund as our "buyer" realtor and "seller" realtor for the same house so let me give his pros for each scenario.

AS A BUYER REALTOR:
We found a 3 bedroom, 2 bath "fixer upper" in San Mateo in Jan 2012 and at the time, it was just at the beginning of the housing market picking up again. Bidding for homes were fierce (one home we put a bid on had 35!). Even for this "fixer upper" a total of 9 bids were submitted!

Why you want Edmund as your BUYER realtor:
1. He is THOROUGH. We looked at a lot of homes and Edmund had something to critique of each home haha. He will do a walk through of the property with you and tell you all the pitfalls the house might have that you would NEVER notice. i.e. "Oh...the floor is tilting in this corner...do you see?" "Oh...I would drive by this home at night just to make sure there's no rowdy neighbors, etc."
2. He knows how to negotiate to help you win your house. I don't want to reveal his secret sauce, but let me tell you my husband and I doubted his methodology but went with it, and OMG we are so glad we listened to him because we ended up going through two rounds of bids on this home!
3. He is an honest and hard working realtor. Edmund is so genuine and truly wants you to be happy with your purchase. Sometimes he's almost TOO honest that it's to a fault. And he bend over backwards to service what you need...something that is rare to find in a realtor these days!

By 2016, we grew our family by 2 kids, a dog, and my in laws moving in to help. Our "perfect" home back in 2012 had become too small for us! We decided to sell the home, and let me tell you we didn't automatically go with Edmund. We ended up interviewing him and another realtor, and Edmund was our #1 pick because we knew in the end he would try his best to get the selling price we wanted and put the invested time to make everything perfect to get that price (and he came by the house at least 4-5x before we did open house).

Why you want Edmund as your SELLER REALTOR:

1. Edmund has amazing connections with vendors. We needed someone to repaint the house, fix interiors, redo the floor sidings, fix the patio deck and repaint it, etc. and at such a reasonable price. The contractor didn't speak a lot English, so Edmund helped with the translation (THANK YOU) just so we could use him as our contractor for the house. He also connected us to a very highly sought home stager (which was the reason why we got the selling price that we did) to make the home look like a model home!
2. Edmund is METICULOUS. He makes sure the staging looked right, he made us clean all the windows of finger spots (he even helped clean our windows, too!) and the house was PERFECT before open house. No realtor would spend so much time doing all these "small things" to make the final picture perfect for open house and the brochures.
3. Again, without giving Edmund his secret sauce he did an INCREDIBLE JOB buying our house at $566k, and eventually selling it for $1.42 MIL 4 years later!

Because of the magic Edmund was able to do with selling our home, we have a realtor for LIFE with him. We even recommended Edmund to our family friend who was building a NEW CONSTRUCTION home and they LOVED Edmund and how he helped them close the deal on their property. And this is a friend who is SUPER PICKY and particular, so for them to say they LOVE him speaks volumes of what kind of realtor Edmund is :).

The only thing I will say ahead of time is that Edmund can be talkative, but he is such a thorough person and likes to run things by you, that honestly this I don't find really a con but a pro, especially in the real estate business. But I would say this is the only "critique" for my dear, wonderful Edmund if there is ANYTHING to critique. Otherwise he is what an "ideal realtor" should be. Don't mistake his kindness for being a bulldog in the negotiation room!

I have worked with Edmund twice, buying my first home and later listing it. Both times I found him to be the EPITOME of professionalism and reliability. I don't give 5 star reviews, but this one is absolutely without hesitation.

Edmund consistently went over and above simply listing and marketing -- he made design recommendations, secured trustworthy contractors, even personally delivered important documents to me in times of urgency. This is an agent who holds his clients in highest regard and establishes real rapport, rather than just getting a quick deal. He kept me informed each step of the way, always ready with helpful advice, but never overwhelming or making me feel like he didn't have time. He doesn't hang up the phone until I'm ready to hang up.

During the offer stage, his ability to anticipate the other parties' strengths and weaknesses, while providing just in time advice, made the closing much smoother than I could have anticipated. His ability to deftly navigate tricky waters helped me reach an outcome that completely blew my expectations -- twice! What a fantastic business partner!

Edmund Yue is an absolutely excellent realtor; his professionalism and detail-oriented nature are just two of the qualities that have led my husband and I to choose him as our agent not just 1, but 3 separate times over the past 5 years: in buying our first home in 2012, selling that home in 2017 and then purchasing our next home later that same year.

If there is one phrase that could summarize our interactions with Edmund, it would be that he truly "goes above and beyond" whatever the matter at hand: making himself available time and time again to discuss concerns, goals, hesitations or questions, educating us on market conditions and trends, coordinating with other agents to arrange walk-throughs of properties outside of crowded "open house" times, or connecting us with various professionals to assist with our needs in either buying or selling a home (be it lenders, contractors, etc). We can say with certainty that due to Edmund's professionalism and experience, we never questioned if a step was being missed in any of our 3 transactions.

To close, we'll say that Edmund is truly remarkable in the sense that we have never felt he had a personal agenda when it came to either buying our selling our property. He is an attentive listener who always made our goals his top priority in each and every one of our exchanges and transactions. Throughout our 8-year history, we have without a doubt found Edmund to be a completely trust-worthy, incredibly detail-oriented and whole-heartedly dedicated agent.

Edmund truly is as good as it gets. He helped us buy our first home 5+ years ago, so we turned to him again recently to help us sell that house and move to a larger home that was closer to work. All of our experiences with Edmund and his team have been truly exceptional -- he's incredibly knowledgable, honest, detail-oriented, and most importantly, was always looking out for us.

In buying our new home, he took the time to walk us through all of the steps, gave us great advice throughout the process, and did a great job negotiating with the seller's agent to help us win the home in a very competitive market. He also has a great network of vendors that he knows and trusts who he was able to recommend along the way (like contractors, inspectors, loan agents, etc).

Edmund also helped us get top dollar when it came time to sell our existing house. He showed us how even minor repairs would help us increase the value of our home, and though we had to invest a bit more time and money upfront, he was absolutely right that it paid dividends in the form of more / better offers. Edmund's expertise, connections and hustle helped us navigate the whole process, even despite some unexpected bumps. He did a ton of research and work to make sure that our house was featured in the best way, and truly delivered in getting us the best offers.
